Terms & Conditions
- Once allotted and agreement signed the prices are firm.
- All payments to be made by demand drafts or local cheques favouring Green Developers, payable at Muvattpuzha, Thodupuzha or Vazhakulam.
- All measurements, area layout, elevation and specifications shown in this brochure are subject to minor variations without specific or general notices and it is not a valid legal document. The measurements shown in the floor plan include the plastering thickness.
- Actual area of construction will be arrived at, after the construction is over and the cost will be adjusted as per actual area of construction.
- Individual villas will be completed within 15 months after obtaining the building license from Panchayat.
- Individual building licence from panchayat to be obtained in buyer’s name before starting the construction.
- Applicable building tax, sales tax and other relevant fees and deposits for power, water, home owners association etc., to be paid fully by the buyer.
- Construction worker's welfare fund and any other kind of taxes due will be
buyer’s responsibility.
- Possession shall be given to the customer only after settling all the dues to Green Developers/Government authorities if any.
- The Green Olena is a time bound project. Payments are to be made as per plan and agreement signed. Delayed payments will delay the construction accordingly.
- Green Developers reserves the right to cancel the allotment in which case any previous payments made will be returned without interest, only after the re-allotment of the land/villa to another customer and is subject to deduction of expenses and damages.
- All transactions are subject to Muvattupuzha jurisdiction only.
- “Green Developers”, the promoters of Green Olena reserves all the rights to accept or reject any application.
| Identification of Villa / Payment |
- 1st Installment - Identify villa with a booking advance of Rs. 1 lakh.
- 2nd Installment - 35% of total cost to be paid within 1 month after identification of villa. (Land will be registered in buyer's name at this time).
- 3rd Installment - 20% of the total cost to be paid on completion of foundation.
- 4th Installment - 20% of the total cost to be paid on completion of roof slab
- 5th Installment - 20% of the total cost to be paid on completion of tiled roof and plastering.
- 6th Installment - Balance with all taxes due to be cleared before handing over the key.
