Foundation
	RR masonry with cement mortar and basement with RCC belt.
Super structure
	Fine laterite masonry, ideal for Kerala weather conditions, load bearing termite treated walls with RCC 1:2:4 mix for lintel sunshade and roof slab.
Maintenance free roof
	RCC flat roof ( using ISI marked Steel) and truss work with 33 degree slope, and Antique Green LAFARGE tiles.
Plastering
	All internal and external walls are smoothly plastered with cement mortar.
Painting/ polishing
	Interior - Putty finish emulsion paint Exterior - Weather proof paint Wood - Melamine for front teak door and windows. Enamel painting for other doors and windows.
Flooring
	Fully premium vitrified tiles flooring (24”x24” RAK / JOHNSON / ASIAN) for drawing, dining ,family living , courtyard and bedrooms. Granite tiles flooring (24”x24”) for veranda, kitchen and work area. Ultra tiles for car porch and walk way.
Kitchen
	Granite platform slab with stainless steel sink (sink + drain board). Glazed tiles above the platform up to 60 cm.
Bathroom
	Ceramic floor tiles, glazed tiles up to 180 cm- wall, concealed quality plumbing-(pressure tested) with light color Parry ware / Cera / Hindware fixtures (sanitary)and Jaguar / Hindware CP fittings / equivalent. Hot and cold water mixer tap with shower in all bathrooms
Joinery
	Front door and windows - Teak wood frames and shutters. Other doors and windows Hard wood (Anjili). MS flat & road enamel painted.
Electrical
	Concealed electrical wiring with Finolex / equivalent. Modular switches of MK / Crabtree / equivalent controlled by ELCB and MCBs. Power point for split A/C in all bedrooms. Generator Back up for common lights and emergencies.
Cable TV
	Connection points in family living, courtyard, kitchen and master bedroom.
Telephone
	Concealed conduits wiring for telephone in family living, kitchen and 2 bedrooms.
